			<content:encoded><![CDATA[<p>When nature strikes back to business, the cycle of operations are affected that prevent business’ flows moving slowly or declining. One of the factors that we need to consider especially when we construct or build new homes is the weather condition.</p>
<p>Lately, housing construction drifted down 4 percent last December 2009. It declined to a seasonally adjusted annual rate of 557, 000 from 580,000 in November according to the Commerce Department released on a report last Wednesday.</p>
<p>The turning down of housing construction pointed toward the bad weather happened in the Northeast and Midwest where a sudden decreased of 19 percent starts to show off in the market. About 1 percent was down in the Western part and luckily rose 3 percent in the South part.</p>
<p>An 11 percent increased was noted in the applications for new building permits in December to an annual rate of 653,000 so far noted as the highest level of activity since October 2008.</p>
<p>Due to the overwhelming bad weather conditions happening previously, housing construction went down 75 percent from the peak four years ago but fortunately rocketed up 14 percent from last January when industry has just bottomed up.</p>
<p>When the weather is bad, be sure to regain something worthwhile after the great storm in business. In real estate business, statistics are very important and you know what I mean.</p>

<p>According to the Mortgage Bankers Association, the volume of mortgage applications rocketed up 14.3 percent last week compared to the previous week on a seasonally adjusted basis.</p>
<p>Applications in an unadjusted basis climbed up to 66 percent which reflects on a shortened week due to the holiday of New Year. Refinancing was said to be the area where most of increase noted to rose 73.9 percent from previous week’s adjusted index. A 48.8 percent increased in unadjusted purchase index was noted compared to the previous week. In addition, it was down 24.9 percent when compared to the same week a year ago.</p>
<p>Mortgage decrease surely helps first time home buyers to own a house and avoid unnecessary forfeits in terms of real estate properties.</p>
<p>Here’s a list of how interest rates declines:</p>
<p>A decreased to 5.13 percent from 5.18 percent for 30-year fixed-rate mortgages.</p>
<p>A decreased to 4.45 percent from 4.62 percent for 15-year fixed-rate mortgages</p>
<p>An increased to 6.83 percent from 6.42 percent for 1-year ARMs.</p>

Luckily, those first time home buyers really improve the life of real estate in the market considering its minimal factor in the increasing of home sales last year.</p>
<p>Indeed, it is expected that home prices in Salt Lake county will decline this year but the market has just bottomed. Price of homes will start going up by 2010 due to the increasing demand for Utah real estate.  Many projections revealed that there will be an improvement in the coming months based from Deseret News which Jim Wood stressed out that &#8220;Utah outlook on housing is improving.&#8221;</p>

<p>* A director of the University of Utah&#8217;s Bureau of Economic and Business Research, Jim Wood,  said that &#8220;In Salt Lake County, we&#8217;ve probably touched bottom in 2009 and we&#8217;re going to see a slight improvement in 2010.&#8221; Also, he added, &#8220;Salt Lake County home sales this year will show some slight improvement over last year.&#8221;</p>
<p>* Home values along the Wasatch Front would continue to decline this year, falling another 3 percent to 5 percent as predicted by Wood.</p>
<p>* In a report, Wood also said that, &#8220;This will bring the decline in median sales price of homes in Salt Lake County to 15 percent through 2010.&#8221; &#8220;By then, the price declines should be over, replaced by stable to slightly improving prices in 2011.</p>
<p>* The demand in the Utah housing market is on the upswing, as is the state&#8217;s overall population. &#8220;Between 2010 and 2011, we&#8217;re going to have to build 100,000 new housing units in Utah to meet the needs of pent-up demand and growth by the end of 2011,&#8221; Nelson said.<br />
&#8220;The bottom has passed and we are going to be inching up, and 2011 and 2012 are going to be extraordinary years for home building,&#8221; they added.</p>
