So far, Salt Lake City Utah Real Estate seemed to have low sales on its yearly sale basis but up for its monthly change of sales during November 2010. With a total of 177 single family homes sold in the market, yearly change of sales dropped 27.16 percent from 243 sold homes of November last year. On the other hand, it’s good to know that monthly change of sales went up 4.5 percent from 169 properties that were sold out last October 2010.

These home sales also brought changes on its median sold price of which climbed up 6.59 percent to $212,500 from $198,500 of November last year. The number of active listings drifted down to 1,334 from 1,414 last time. Under contract properties in the market reached 300 in numbers.

It’s always nice to hear reports and market conditions which talk about how housing blooms in the real estate stage frame. What’s good about it? Housing boom has brought great impact for real estate agent and even for some home owners in the field of real estate. Yes, it indeed brought several changes in the home sale curve but what’s happening in Salt Lake Homes now faces certain decline in the number of home sales and it’s another story to tell about the emerging home prices in the market.

If market conditions remained stable and constant in the market, then where would home sales and prices be? Well, that’s one thing which you need to think of and as we sneak peak at the home sales and prices in Salt Lake City Real Estate will show us the reality going on inside the real estate market.

Graph explains that the red line shows an imaginary figure of where annual home sales in Salt Lake City would be if they increased by exactly 2% each year. Indeed, we would have nearly 4,750 single family home sales this year if that’s the case. Doubling the actual home sales would probably be of which are projected to be around 2,400.

Home price averages from 1998-2001 would still be too high if Salt Lake home prices increased by exactly 3% annually. Certain characteristics of the graph figures out that the yellow and red lines show what “average” home values would be, while the blue and green lines represent the median values.

We can pinpoint that the average home prices in 2007 were about 28% too high. This year they are still nearly 12% above the turn of the century adjusted for inflation levels.

Projecting what will happen over the next year, we can say that there will be another home sale price decline in Salt Lake City Utah Real Estate since it was down a long ways over the past three years. As long as home sale trends are getting better and better and the flow of home selling and buying runs smoothly in the market, the possible occurrence of housing boom will likely to happen in Salt Lake Real Estate again.

Via Utah Homes For Sale (If There Was No Housing Boom, Where Would Salt Lake Home Prices Be?)

Salt Lake City has regained something worthwhile last August as its sales rose by nearly 6.4 percent for its monthly sale comparison. The number of home sold went up to 171 sold properties from 160 sold homes of July 2010. On the contrary, yearly sales dropped 27.54 percent from 236 sold homes made during August last year in Salt Lake City Utah Real Estate for sale.

Last month’s home sales also brought changes in the standing of median sold price of which drifted up 6.10 percent to $235,900 from $221,500 of August 2009 and still up from $230,000 of July 2010. A 9.16 months of inventory was noted in Salt Lake City Utah Homes of which home sales were on 72 median days on market.

The slightly increase only means that Salt Lake City Utah is seeking recovery from the just ended tax credit little by little in the market. As of now, there are 1566 actively listed single family homes for sale in Salt Lake City Utah of which 317 are under current contract properties.

See the Salt Lake City Utah Real Estate statistics below.
