<p>Around 670 properties were released and sold out in the market during Q1 of 20101 while there were only 517 sold homes gained during Q1 of 2009. The median sold price went down a little to $192750 from $198850 of Q1 last year and the average sold price also decreased to $236281 from $238320 of last year&#8217;s Q1.</p>
<p>This year&#8217;s good sale numbers is showing some improvements in the real estate market. The nearly ending tax credit somehow have helped uplift the home sale numbers and it is expected that the home selling and buying will get better in the coming months as soon as trend will be better in the market smoothly.</p>

			<content:encoded><![CDATA[<p>In the world of business, numbers are very important which determines how well the market performs and exhibits tremendous sale curve. Inventory also uses statistics to show how the numbers move up and down in the market. Recently, in a report released by NAR( National Association of Realtors) stated that sales of existing homes dropped off 0.6 percent in the market but showed an increased of 7 percent compared to the same month last year.</p>
<p>Most of these properties went down on the resale homes sales which had a seasonally adjusted annual rate of 5.02 million units during February 2010 which all boils down on the sales of properties of  single-family, townhomes,  condominiums and co-ops. Last month&#8217;s seasonally adjusted rate was very low compared to January&#8217;s 5.05 million units of seasonally adjusted rate and was up compared from 4.69 million unit rate during February 2009 according to the said report.</p>
<p>According to the experts, the cause of the decline all boils down from 1.4 percent dropped in single-family home sales which had affected the over-all sales record of existing homes in the market.</p>
<p>Meanwhile, in terms of condos and co-ops sales of resales, it went up 4.8 percent on its monthly sales and a 30.3 percent notched up based on the year over year change of rate of sales.</p>
<p>These statistics only shows that properties which are low in sales affect the over-all sales record in the market. Realtors in the market still resolves this kind of record sales in the market and as long as trends are just keeping better then it will surely bounce off the distributions of sales every month.</p>

As tallied in the MLS listings, around 182 homes were sold out which gave a record of 22 more homes sold compared to January 2010 home sale numbers.</p>
<p>As to welcome the season of home buying and selling, February did a good start as its numbers were comparable to the same month of 2008 wherein 181 homes were sold in the market. It is just a one more home sold out and a little discrepancy was noted.</p>

<p>A year over year change of home sales was also calculated and went up to 0.55 percent. The original list price was $219,450 with a median price at $199,250. There were 2,144 active listings of homes for sale in Salt Lake and around 270 properties were under contract.</p>

So far, there have been 941 homes were sold during the last quarter of 2009 where it had pulled back the record of outnumbering the homes sold last 4<sup>th</sup> quarter of 2008. I was just looking on it when I found out that January Home Sales stats showed a good start. Starting the New Year right, around 152 homes were sold a month ago. When compared to the same month of 2008, an increase of 19 more new homes were sold in the market. A year over year change in the home price went up 2.52 percent this year.</p>

<p>In comparison from previous year’s statistics, the original list price went up to $219950 from $219000 of January 2009 and the median sold price rocketed up as well to $200048.50 from $195000 on the same month of 2009.</p>
<p>Although, it didn’t outnumber the previous month’s home sales, considering economists’ predictions that there will be an increase in the number of home sales, many Realtors have been challenged by the outcome and following the trends in the real estate market.</p>

There are some real estate business that had  flourished this year and some didn&#8217;t gain due to some factors affecting their productivity level. The ongoing implementation of tax credit law for first time home buyers have helped real estate businesses bloom last year until now. Luckily, those first time home buyers really improve the life of real estate in the market considering its minimal factor in the increasing of home sales last year.</p>
<p>Indeed, it is expected that home prices in Salt Lake county will decline this year but the market has just bottomed. Price of homes will start going up by 2010 due to the increasing demand for Utah real estate.  Many projections revealed that there will be an improvement in the coming months based from Deseret News which Jim Wood stressed out that &#8220;Utah outlook on housing is improving.&#8221;</p>
<p>Among these projections are:</p>
<p>Projections on Northern Utah Housing Market for the Future</p>
<p>* A director of the University of Utah&#8217;s Bureau of Economic and Business Research, Jim Wood,  said that &#8220;In Salt Lake County, we&#8217;ve probably touched bottom in 2009 and we&#8217;re going to see a slight improvement in 2010.&#8221; Also, he added, &#8220;Salt Lake County home sales this year will show some slight improvement over last year.&#8221;</p>
<p>* Home values along the Wasatch Front would continue to decline this year, falling another 3 percent to 5 percent as predicted by Wood.</p>
<p>* In a report, Wood also said that, &#8220;This will bring the decline in median sales price of homes in Salt Lake County to 15 percent through 2010.&#8221; &#8220;By then, the price declines should be over, replaced by stable to slightly improving prices in 2011.</p>
<p>* The demand in the Utah housing market is on the upswing, as is the state&#8217;s overall population. &#8220;Between 2010 and 2011, we&#8217;re going to have to build 100,000 new housing units in Utah to meet the needs of pent-up demand and growth by the end of 2011,&#8221; Nelson said.<br />
&#8220;The bottom has passed and we are going to be inching up, and 2011 and 2012 are going to be extraordinary years for home building,&#8221; they added.</p>
<p>Statistical Preview<br />
* Around 900 new single-family homes were built in Salt Lake County last 2009 and the lowest level since the war years of the 1940s<br />
* During 3rd quarter of 2007, the median housing prices in the Salt Lake metropolitan area peaked at $246,600, dropping just over 11 percent over a two-year period to $218,900.</p>
